The rear of the property

 The Area:

Le Roc is just over 1km from the village of Villeneuve de Duras, with a boulangerie, restaurant/bar and Post Office.

Duras, the ancient hillside market town is a 5 minute drive, which thrives all year round and particularly comes to life in the summer months, with it's colourful Monday market and frequent festivals and fetes. The main attraction here being its imposing Château, which is well worth a trip around during your stay in this area.

The nearest larger town is Ste Foy la Grande. A very pretty Bastide town set on the banks of the Dordogne river. On a Saturday here there is an excellent market which spreads to vast proportions. Stalls upon stalls of local produce; vegetables, cheeses, olives, cured meats, roasted chicken, paella, crepes, fresh fish and oysters in abundance.

The Property:

This pretty newly converted barn is on a quiet lane, set amongst fields and woodland.

The barn is made from local stone and has been renovated to a high standard. To the left of the property is a large undercover terrace for shade during the hot summer days. To the rear is a dining area, garden and 10m x 5m swimming pool (chlorine) with roman steps overlooking the fields where you can watch the sun set.

The interior is light and airy with large French windows to the front. It comprises of the following:-

Large open plan kitchen/living/dining room in an L-shape. The kitchen area, at the far end, is spacious and equipped with hob, extractor, small electric oven, microwave and dishwasher and is separated by a breakfast bar into the main part of the room. The main part of the room has a dining table with bench seating and next to this is a sitting area with a sofa (sofa bed), TV (some UK channels), DVD and CD player.  There is a lovely wood burning stove - should you need it (!) during cooler evenings away from the peak season.

The bathroom with shower, toilet and basin is situated to the rear of the ground floor.

Bedroom 1 - Good sized double bedroom
Bedroom 2 - Good sized twin bedroom
Bedroom 3 - a double sofa bed, situated on a mezzanine, which looks out over the dining area.

A washing machine can be found in the outside utility room.
