sleeps 10/12 and cottage sleeps 4/6 The properties are situated in the heart of the Cotes de Duras on the Dordogne, Gironde, Lot & Garonne borders. Bergerac is only 30km away and the famous wine making village of Monbazillac is only 20km away. It is set in a private position at the end of a quiet lane and commands lovely views over the surrounding countryside. The Farmhouse and Cottage are available together during the high season. The property is available for letting all year. This is the larger of two beautifully restored holiday homes surrounded by 2 hectares of grounds with a large fenced pool (12m x 6m with roman steps and large terrace) shared between both, making this an ideal location for families with children. The pool can be lit at night - perfect for a midnight swim! To the rear of the pool in the large gardens, you will find swings and a slide for younger children, table tennis and a 16 foot trampoline (to be used at your own risk!). Garden Jenga is also available. The pool has a fantastic large covered terrace which can be lit on an evening. Under the terrace you will find a number of relaxing chairs and a fridge and electricity point.
This beautifully restored farmhouse is extremely spacious. The traditional farmhouse kitchen with large stove, oven with five hobs, microwave, coffee maker, toaster, kettle, dishwasher and fridge/freezer is fully equipped to cater for large parties and leads out conveniently onto a long tiled dining terrace with wooden furniture, large BBQ and superb views across the countryside.
There are additional tables for guests to use - which, when both properties are let together allows for all guests to eat together in the farmhouse kitchen or on the terrace outside.
The lounge leads off from the kitchen; this room is spacious and comfortable, with beamed ceilings, an enormous antique fireplace and marble floor. There are leather sofas, occasional furniture and a writing desk. There is also a television with UK satellite TV, DVD player and a video. CD / Tape / Radio. Overlooking the lounge is a beautiful wooden galleried landing. ADSL Broadband internet access.
To the rear of the living room there is a further corridor and a door leading out onto the terrace at the front of the farmhouse. Through here is a large double bedroom, shower-room / toilet and a laundry room with washing machine.

REGIONAL SPECIALITIES
Although the owners live on-site, they do not use the pool, they have their own driveway, home and private garden to the rear of the farmhouse and cottage. They speak English, French and Flemish. Cots are available without charge. Baby bath / high chair / pushchairs available. Babysitting available upon request.
£150 security deposit per property / £250 when both properties rented together Prices quoted are per week.
Peak Summer Holiday & Christmas weeks include towels (not beach towels) and bed linen, otherwise £10 per person per week. Christmas and New Year bookings - the houses are fully decorated with tree and fairy lights and a welcome pack of wine & local produce provided. Discounts are available for periods of 2 or more weeks out of the peak summer season. All bookings run from Saturday to Saturday. All gas, electricity and water charges included in the rental during peak, high and medium weeks. Different arrangements operate during low season and longer lets.
